If you live in a terraced property and your neighbour or both neighbours have already built their extension to the rear of their house, then you can choose to build off their wall, depending on your agreement with your neighbour and the style you opt for which needs to be consistent with your neighbour's extension arrangement. It does not matter when the house was built, such as being constructed in Victorian times or in the 1930s, building off the neighbouring side wall is permitted. Your extension side wall can then be built off the adjoining party wall, saving you space and money on the build. This article will discuss the pros and cons of using a party wall or having an independent wall to serve your proposed extension.
What are all the BENEFITS of JOINING your extension with your neighbour's?
Usually, when applying for planning permission, the homeowner can decide to build astride the boundary or to build solely on their land. Building astride the boundary will be subject to planning consent by filling out Certificate B to serve a notice to your adjoining neighbour. This can be done under a HOUSEHOLDER APPLICATION only. Building astride the boundary will not be achievable under a certificate of lawfulness application as the extension's width would be greater than the house width so that it would lead to a REFUSAL decision being made. As prior neighbouring consent for up to 6000mm deep falls under the same rules as PD, this application route would also not be possible. Usually, for terraced houses, the allowed depth of a single-storey rear extension under a householder application would be 3000mm - 3500mm depending on the borough in the property is located, as each borough has slightly different restrictions.

This design is a typical situation that uses both neighbours' walls to build off from. Both neighbours had built along the boundary line on their land, each side going out to a depth of 3500mm with built-up parapets on either side of the side flanking walls. This made it perfect for the homeowner to use both neighbours' party walls to build a similar extension for the building owner. Both neighbours agreed on the build-off from their side wall, with signed party wall awards being carried out for each neighbour. Drawings had to reflect the arrangement to comply with the neighbour's acceptance.

The Plan above shows the building owner's proposed single-storey rear extension being built onto the party wall on both neighbours' walls for clarity. The above situation involved an already-built side return on the neighbour's side with a pitched roof and box gutter arrangement. The neighbour hired a party wall surveyor and requested that the build be made so that it comes off the party wall side. New drawings were created and issued for awards to be written up and agreed upon by all parties.
