ACCURATE DRAINAGE DRAWINGS NEED PROFESSIONAL SURVEY INFORMATION

To present Thames Water with accurate drainage plans, we need to understand the existence of current underground services, which are unknown. 

 

It is practically impossible to determine the location of underground services without the help of special surveying equipment.

 

When planners approve plans for all our projects, the next step would be to get a drainage survey carried out by a professional utility company that has access to all special surveying equipment using state-of-the-art GPS technology to identify underground services. 

 

This is essential for the engineering design to happen as a new foundation or engineering design method could affect the planning of any new underground drainage system proposal. 

 

Our team will then produce a drainage mapping layout using the survey information gathered. This layout will show the existing arrangement of what currently stands for a proposed new layout, avoiding any planned engineering design methods and being approved by Thames Water. Foul drainage cannot connect to surface water drainage and vice versa. If surface water needs a new discrage, then a soakaway is usually provided to pass Thames Water approval before construction.

We have been using a particular company that does just that; they provide a detailed survey showing all the information we need, such as showing invert levels, dimensioning and setting out of underground drainage pipes and manholes, diameter of pipes and source type of drainage, if being foul or surface water pipes. Below is an overview of how this company illustrates their survey data for our designers to interpret and produce a properly scaled scheme for review. 

 

Without getting a drainage survey carried out, it’s all guesswork, and in most cases

can lead to complications further on down the line, which is not good practice and

can cost the client more money for a second engineering redesign if in the event a

surprise drainage clashes were to be identified during excavations of footings at the build

stage.
